When working with sellers...

The process usually begins with the initial visit.  At that appointment I can get a good feel for the property and make notes of all important features.  After that I can work up a comparative market analysis (CMA) and let you know the current market value of the property.  At this point it is also helpful to see a "net sheet" what your proceeds will look like at closing.  If the seller decides to move forward with listing then we get into some of the initial paperwork - which is less scary than it looks!  

  Along with great marketing materials comes unparalleled marketing strategy.  LandLeader is my company's exclusive marketing partner.  When I add a listing to our site it is generated to over 1400 different websites.  Coverage like this is extremely important when all consumers are looking online before looking in person.  

When working with buyers...

The process of working with buyers is a bit different.  Initial contact with a buyer begins with a conversation of what, where, why, and how. 

What - What type of property are you looking for? Vacant land, Residential?  Investment, primary residence, or recreational land?

Where - Location, Location, Location!  Usually one of the most important factors.  Certain school district, waterfront, within a 30 minute commute?

Why - What is the motivation behind the purchase?  Job change, build a dream home, cash out or trade an investment property?

How - The less fun part of purchasing real estate - where is the money coming from.  Do you have cash, 1031 exchange, or financing.  If financing is the answer then, have you been pre-approved?

 This helps me understand how I can best assist the buyer.  Usually, at this point I will set up buyers with an auto email program that send new and updated listings as they happen.  Then the buyer can contact me when they see a property of interest and we can view the property.
